MEMBERSHIP APPLICATIONS

Membership applications are available to individuals who wish to join the Cape Cod & Islands Association of REALTORS® (CCIAOR), the Cape Cod & Islands Multiple Listing Service (CCIMLS), or both. Applications can be filled out electronically or printed and completed by hand and can be returned via email to support@cciaor.com or mailed to our office.  If you have any questions about the application process, please contact us at 508-957-4300.

Designated REALTOR® and MLS Participant:
For sole proprietors, partners, corporate officers or branch office managers acting on behalf of the firm principal(s) who are seeking membership with the Cape Cod & Islands Association of REALTORS® and Multiple Listing Service.

CCIMLS Administrative Access Membership

No Application Fee.
Each CCIMLS member office location receives one (1) complementary administrative membership and additional administrative memberships are $33 per quarter.
Note: When an Assistant holds an active real estate license they must also become a REALTOR® member (or their DR Participant pays non-member assessment) in addition to receiving MLS access. Licensed admins should first complete a REALTOR® application for CCIAOR membership and then complete the MLS Admin application.

CCIMLS Subscriber Fee Waiver Application

No Application Fee. Must be completed by MLS Participant (Broker-In-Charge)
Cape Cod and Islands Multiple Listing Service, Inc. provides participants the option of a waiver of fees, dues, and charges for certain licensees or licensed or certified appraisers affiliated with the participants as described in the CCIMLS Rules and Regulations – Section 6.6 Subscriber Fee Waivers (“Fee Waiver Policy”). Licensees affiliated with a CCIMLS participant must either be a subscriber of CCIMLS or must be a waived licensee.

For all licensees affiliated with a CCIMLS participant whom choose to waive their access and use of CCIMLS and its services, the following would apply:

  • Any fee-waived licensee must be a subscriber in another multiple listing service or must exclusively work with rentals;
  • No offer of compensation for fee waived licensees as the listing broker’s obligation to compensate any cooperating broker as the procuring cause of the sale (or lease) shall be excused if it is determined through arbitration that the selling salesperson affiliated with the cooperating broker was subject to a fee waiver under Section 6.6 at any time between the offer to purchase and the closing of the sale
  • Fee waived licensees are prohibited from using this MLS’s systems, databases, etc. This does not include accessing listing information of the licensee’s own broker or of other brokers through the participant’s IDX site or elsewhere. It does include accessing such information on the participant’s VOW (which is for consumers’ personal use);
  • Fee waived licensees are prohibited from being a listing agent on an active or pending property listing in CCIMLS;
  • Fee waived licensees are prohibited from use of any data feed from this MLS, except one that includes listings only of the licensee’s broker;
  • Fee waived licensees are prohibited from using this MLS’s data on an IDX or VOW website identified as the fee-waived subscriber’s site or page;
  • Fee waived licensees are prohibited from using this MLS’s data in an automated valuation product or tool in any product or service identified as coming from the fee-waived subscriber;
  • Fee waived licensees are prohibited from attending an MLS Tour, training, or utilizing any other product, service or benefit of the Multiple Listing Service.

Requirements for CCIAOR membership

  • Hold an active MA salesperson, broker, or appraiser license

  • Hold your license under a broker who is a Designated REALTOR® or be the Broker-in-Charge of your own firm

  • If a REALTOR® previously, left your Association in good standing

  • Upon acceptance of your application, you will be granted provisional REALTOR® membership and will be afforded 180 days to attend New Member Orientation and complete Code of Ethics training.

Requirements for CCIMLS membership

  • Hold an active MA salesperson, broker or appraiser license

  • Be a REALTOR® in good standing. If you are not a member with CCIAOR, you will have to provide a letter of good standing from your local association.

  • Your Designated REALTOR® (Broker-In-Charge) must join CCIMLS as your firm’s Participant. Additionally, all active real estate licensees at your office location must also join CCIMLS as Subscribers or must be approved as fee waived licensees
  • Upon acceptance of your application, you will need to complete an online orientation on the rules and regulations of CCIMLS prior to accessing the MLS suite of tools

2018 REALTOR® Dues for primary CCIAOR members are $531.00. Annual dues pay for REALTOR® membership at the local, state and national levels and are allocated as follows: $215 for CCIAOR dues, $161 for MAR dues, $155 for NAR dues for a total of $531.00.  For new members, dues are prorated based on join month and must be paid as part of the application process. For renewing members, dues are payable by January 1st each year. Payment will be accepted in the form of cash, check, VISA, MasterCard, American Express or Discover. Dues payment plans are available if you sign up before January 1st.

A past due fee of $25 will be applied to all accounts not paid by January 1st. Members with account balances on March 1st will be inactivated and will lose REALTOR® Membership and if applicable, MLS Membership.

A reinstatement fee of $35 will be charged to reactivate membership. If an individual held REALTOR® membership in the prior year, they are responsible for the full current year dues plus any late fees and the reinstatement fee. If an individual did not hold REALTOR® membership in the prior year, they are responsible for prorated dues (depending on rejoin date) and the $35 reinstatement fee.

The CCIMLS access fee for both Participants and Subscribers is $324 annually and is billed and due on a quarterly basis. Each office location receives one (1) complementary administrative membership and additional administrative memberships are $33 per quarter. For new members, dues are prorated based on join month and must be paid as part of the application process. For renewing members, dues are payable quarterly on the first of January, April, July and October. Payment will be accepted in the form of cash, check, VISA, MasterCard, American Express or Discover. Auto Pay is also available.

Membership will be suspended and a past due fee of $75 for Participants and $25 for Subscribers will be applied to all accounts not paid 30 days after the quarterly due date. Individuals who voluntarily end their membership or individuals who are suspended for nonpayment and wish to rejoin within a 12 month period must pay past fees from the date their membership ended as well as any applicable late fees. Accounts that have been inactive for more than 12 months do not need to pay past fees but must pay the application fee of $250 for Subscribers and $500 for Participants to rejoin.

A CCIMLS member may request a temporary waiver (maximum of 1 year) of MLS Participant or Subscriber fees due to:

‐Significant medical illness that prevents member from providing real estate services to any individual (a copy of the doctor’s note is required); or
‐Military deployment (a copy of the deployment papers is required)

The waiver must be signed and dated by both the individual requesting the waiver that their MLS Participant (if applicable) and approved by CCIMLS. Note that a CCIMLS Participant is not eligible for the waiver if they have affiliated CCIMLS Subscribers.To request a waiver, members can contact support@cciaor.com

Effective 1/1/2018

New REALTORS® who hold primary membership with CCIAOR must attend New Member Orientation and Code of Ethics Training within 180 days of joining the Association. New Designated REALTORS® who hold primary membership with CCIAOR must attend a Designated REALTOR® Orientation, and if applicable, Code of Ethics training, within 180 days of joining the Association. New Member and Designated REALTOR® Orientations are not offered online at this time and must be completed in person. Code of Ethics training can be completed online or in person.

Failure to complete new member requirements within the timeframe allowed will result in membership termination and no refunds will be provided. Additionally, submission of a new application and application fee will be required to reapply for membership and current year dues, if not already remitted, will be due and payable.
