June Housing Report: Home Sales for Year Growing from Last Year

WEST YARMOUTH, MA—(July 10, 2015) According to preliminary data released today by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 590 homes sold in June, 459 single-family homes and 131 condominiums. Median sales price was $355,000 for single-family homes and $240,000 for condominiums. Last June, 532 homes (428 single-family homes and 104 condos) sold at a median price of $368,500 for single-family homes and $287,000 for condominiums.

Year-to-date, 1,721 single-family homes have sold for a median price of $362,750 and 452 condominiums have sold for a median price of $254,900 – compared to last year, where through June, 1,699 single-family homes had sold for a median price of $357,500 and 419 condominiums had sold for a median price of $247,000.

“Home sales for June show that properties under agreement in April and May are closing, putting the year to date numbers at a sustainable uptick in closed sales for the year so far. The pent-up buying demand from the winter has subsided, so now it’s a great time to get out there and make a purchase,” CCIAOR President, Aleta Azarian said.

At the end of June, there were 2,988 single-family homes for sale and 633 condominiums for sale in the Cape Cod & Islands Multiple Listing Service. Last June, there were 3,715 single family homes and 847 condos listed as active for sale.

“July and August are excellent months to get out and see what is on the market. This weekend alone there are close to 300 open houses on Cape Cod. It makes a lot of sense to attend an open house – you can introduce yourself to the market and find the perfect Cape Cod home,” Azarian continued.

Sales pending at the end of June were 623 for single-family homes and 175 for condominiums – a 61.4 percent increase for single-family and a 75 percent increase for condominiums, which will show up in closed home sales in the coming months. Last June, there were 386 pending single-family homes and 100 pending condominiums.

Data released reflects all residential and condominiums in the Cape Cod & Islands Multiple Listing Service for Barnstable County.
