How to Join

Welcome! Membership applications are available to individuals who wish to join the Cape Cod & Islands Association of REALTORS® (CCIAOR), the Cape Cod & Islands Multiple Listing Service (CCIMLS), or both.

Membership Application for Designated REALTORS®/Responsible Brokers

Broker-Owner, Appraiser or Attorney Cost to Join:

Application Fee: $500

Quarterly MLS Access Fee for CCIAOR Members: $99

Quarterly MLS Access Fee for Non-CCIAOR REALTORS®: $120

CCIAOR Annual Dues are $652 and are prorated for new members throughout the year. Annual dues include tri-level membership to the Local (CCIAOR), State (MAR), and National (NAR) Association of REALTORS®.

Responsible Member and Office Application

Please carefully review the following information prior to completing your Responsible Member and Office Application.

This application is for broker-owners, real estate appraisers, broker-attorneys, corporate officers, or branch office managers acting on behalf of the firm principal(s) who are seeking company membership with the Cape Cod & Islands Association of REALTORS® and/or the Multiple Listing Service.

Supplemental documents required to upload to the online application (please be sure to have them saved to your computer prior to filling out the application):

  • Copy of your Massachusetts salesperson, broker or appraiser license;
  • Copy of your MA RE Business License if operating as a Corporation or LLC. Or if operating as a sole proprietor under any name other than your own, a copy of the DBA from the town where your business is located;
  • If applying for MLS only membership, secondary REALTOR® membership or transferring from another Association, include a letter of good standing from your primary/past REALTOR® Association;
  • If applicable, a completed Subscriber Fee Waiver for Licensees affiliated with your firm who are waiving their access to CCIMLS.

Agent Member Application

Please carefully review the following information prior to completing your Agent Membership Application.

This application is for licensed individuals affiliated with a REALTOR® office of CCIAOR and/or CCIMLS who are seeking membership.

Supplemental documents required to upload to the online application (please be sure to have them saved to your computer prior to filling out the application):

  • Copy of your Massachusetts salesperson, broker or appraiser license
  • New Agent Affiliation Form submitted and signed by your broker or office manager confirming you have joined the office (this is not the application, but must accompany it). This form is for us to confirm with your office/broker that you are an agent of theirs.
  • If applying for MLS only membership, secondary REALTOR® membership or transferring from another Association, include a letter of good standing from your primary/past REALTOR® Association.
Office Administrative/Agent Assistant Application

A Letter of Good Standing should come from the membership department of your Primary REALTOR® Board/Association. This will certify that you have paid your local, state and national dues through that Association, will include your NRDS #, as well as state that you have no pending ethics violations against your REALTOR® status.

Please note that this letter DOES NOT come from another MLS office OR the State Board of Registration.

All new members of CCIAOR are required to complete several requirements within the first months of their membership in order to stay in good standing. If you do not meet these requirements within the allotted time frame, your membership will be suspended until the requirements are fulfilled. No. You must be a REALTOR® (either with the Cape and Islands Association or another REALTOR® Association) to join the Cape Cod & Islands MLS.

If you wish to join the MLS, you must become a REALTOR and you are required to complete the Code of Ethics course as well as either New Member Orientation or the Designated REALTOR® Broker Orientation depending on your membership category. In addition, you will need to take the Code of Ethics every 3 years to maintain your membership.

If you wish to join the MLS, you must become a REALTOR® and you are required to attend both Code of Ethics and New Member Orientation. In addition, you will need to take the Code of Ethics every 3 years to maintain your membership. The National Association of REALTORS® offers a Code of Ethics course specifically for appraisers that can be completed online.

Secondary REALTOR® membership with CCIAOR means that you have primary REALTOR® membership with another local board/association and your state and national dues are paid through them. Some individuals will choose to have their primary REALTOR® membership with one board and secondary REALTOR® membership at other boards so they can receive the benefits of membership from each local board.

Individuals who hold secondary REALTOR® membership with CCIAOR receive the same benefits as individuals who hold primary membership with CCIAOR.

Your primary board is responsible for tracking your new member requirements as well as your Code of Ethics requirement. There are no additional requirements when you join CCIAOR as a secondary REALTOR® member. However, you may find it helpful and informative to attend our New Member Orientation to learn about the benefits and services we offer.

CCIMLS provides participants the option of a waiver of fees, dues, and charges for certain licensees or licensed or certified appraisers affiliated with the participants as described in the CCIMLS Rules and Regulations – Section 6.6 Subscriber Fee Waivers (“Fee Waiver Policy”).

  • Licensees affiliated with a CCIMLS participant must either be a subscriber of CCIMLS or must be a waived licensee.
  • For all licensees affiliated with a CCIMLS participant whom choose to waive their access and use of CCIMLS and its services, the following would apply:
  • Any fee-waived licensee must be a subscriber in another multiple listing service or must exclusively work with rentals;
  • Fee waived licensees are prohibited from using this MLS’s systems, databases, etc. This does not include accessing listing information of the licensee’s own broker or of other brokers through the participant’s IDX site or elsewhere. It does include accessing such information on the participant’s VOW (which is for consumers’ personal use);
  • Fee waived licensees are prohibited from being a listing agent on an active or pending property listing in CCIMLS;
  • Fee waived licensees are prohibited from use of any data feed from this MLS, except one that includes listings only of the licensee’s broker;
  • Fee waived licensees are prohibited from using this MLS’s data on an IDX or VOW website identified as the fee-waived subscriber’s site or page;
  • Fee waived licensees are prohibited from using this MLS’s data in an automated valuation product or tool in any product or service identified as coming from the fee-waived subscriber;
  • Fee waived licensees are prohibited from attending an MLS Tour, training, or utilizing any other product, service or benefit of the Multiple Listing Service.
  • For a licensee to be eligible for a fee waiver, the CCIMLS Subscriber Fee Waiver Application must be completed by the firm’s participant (broker-in-charge) and be approved administratively by CCIMLS staff.

No. However, per the National Association of REALTORS® DR Dues Formula, the Designated REALTOR® (DR) of a firm is responsible for a dues assessment equal to the number of individuals licensed with that DR. In other words, all active real estate licensees working under a DR must also be REALTORS® (and pay dues) or the DR is required to pay a non-member assessment per licensee which is equivalent to the cost of REALTOR® membership. Note that all active licensees, including licensed assistants, are included in the DR Dues Formula. The only exception to the NAR DR Dues Formula is for agents who are Licensed for Referral Only Companies and qualified Mortgage Loan Originators.
