April 2024 Market Stats Report

West Yarmouth - According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 279 homes were sold in April 2024: 222 single-family homes, and 57 condominiums. The median sales price was $809250 for single-family homes and $512,500 for condominiums. In April 2023, 284 homes (216 single-family homes and 68 condos) sold at a median price of $762,500 for single-family homes and $441,250 for condominiums.

Sales pending at the end of April were 300 for single-family homes and 62 for condominiums – a 18.1 percent increase for single-family and a 6.1 percent decrease for condominiums, which will show up in closed home sales in the coming months. Last April, there were 254 pending single-family homes and 66 pending condominiums.

At the end of April, there were 495 single-family homes for sale and 137 condominiums for sale in the Cape Cod & Islands Multiple Listing Service. Last April, there were 428 single-family homes and 123 condos listed for sale, a 15.7 percent increase, and a 11.4 percent increase, respectively.

Cumulative days on market for April stayed the same for single-family homes compared to last April, 46 days. Condominiums had a 27.3 percent increase in cumulative days on market compared to last April, increasing from 44 days to 56 days.

Data released reflects all single-family homes and condominiums in the Cape Cod & Islands Multiple Listing Service for Barnstable County.
