According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 318 single-family homes and 93 condominiums went under contract in April—a 31.95 percent increase for single-family homes and a 55 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last April, there were 241 pending single-family homes and 60 pending condominiums.
Additionally, 223 homes were sold in April 2026: 152 single-family homes and 71 condominiums. The median sales price for single-family homes was $830,000, and $474,000 for condominiums. In April 2025, 254 homes (203 single-family homes and 51 condos) sold at a median price of $800,000 for single-family homes and $480,000 for condominiums. Compared to last April, there was a 25.1 percent decrease in single-family closed sales, and a 39.2 percent increase in condominium closed sales.
In April, there were 993 single-family homes and 325 condominiums active listings for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last April, 993 single-family homes and 323 condos were listed for sale, a 0 percent increase/decrease and a 0.62 percent decrease, respectively.
Cumulative days on the market for April for single-family homes increased 26.66 percent compared to last April, increasing from 60 to 76. Condominiums cumulative days on the market decreased 17.44 percent compared to last April, decreasing from 86 to 71 days.
The median sold price per square foot for April was $499 for single-family homes and $480 for condominiums. In 2025, the median sold price per square foot for April was $480 for single-family homes and $444 for condominiums.
41.59% of all transactions involved a cash buyer in April, down 1.21% from April 2025.
