May 2026 Cape Cod Market Report

According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 320 single-family homes and 101 condominiums went under contract in May—a 21.2 percent increase for single-family homes and a 40.3 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last May, there were 264 pending single-family homes and 72 pending condominiums.

Additionally, 341 homes were sold in May 2026: 267 single-family homes and 74 condominiums. The median sales price for single-family homes was $770,000, and $465,000 for condominiums. In May 2025, 323 homes (249 single-family homes and 74 condos) sold at a median price of $755,000 for single-family homes and $442,000 for condominiums. Compared to last May, there was a 7.2 percent decrease in single-family closed sales, and there wasn’t any change in condominium closed sales.

In May, there were 1,087 single-family homes and 353 condominiums active listings for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last May, 1,141 single-family homes and 378 condos were listed for sale, a 4.7 percent decrease and a 6.6 percent decrease, respectively.

Cumulative days on the market for May for single-family homes decreased 10.9 percent compared to last May, decreasing from 46 to 41. Condominiums cumulative days on the market decreased 15.1 percent compared to last May, decreasing from 53 to 45 days.

The median sold price per square foot for May was $470 for single-family homes and $474 for condominiums. In 2025, the median sold price per square foot for May was $478 for single-family homes and $415 for condominiums.

37.03% of all transactions involved a cash buyer in May, down 4.27% from May 2025.
