CCIAOR Releases Second Quarter Residential Market Report

(West Yarmouth, MA) – The Cape Cod and Islands Association of REALTORS® (CCIAOR) released its second quarter residential report for 2026. The report gives an overview on sale prices, days on market, new listing activity, supply and demand by price range and sales by region for the residential properties included in the association’s multiple listing service. CCIAOR regularly issues regional housing data to provide accurate and timely information about the real estate market on Cape Cod for real estate professionals and the general public.
“As one of the top regional industries contributing to the revenue and job growth on Cape Cod, our association believes it’s important to share quarterly regional information to our members, community stakeholders and the media to give an accurate snapshot of the real estate market,” said Betsy Hanson, CEO of CCIAOR.
“The second quarter information shows a neutral market as sales prices, days on market and low inventory levels are similar to last year at this time. However, there is movement in the number of new listings, and depending on the size, price, condition and location of a residential property, there is significant activity and sales over last year,” said Steve Seaver, CCIAOR’s President of the Board of Directors. “Overall the market is stable, which is a good sign given the economic uncertainty with the cost of living increases felt by so many.”
Residential Listing Data
According to preliminary data released by CCIAOR, new listings increased by 12% over the same period in 2025 for a total of 1702. Most of the increase occurred in the 2-bedroom and 3-bedroom properties, which also made up the majority of new listings that went under agreement during the second quarter(Q2) for an increase of little over 22%. The number of condominium units under contract jumped by 32.2 % for a total of 263 units in Q2 and 906 single family homes went under agreement, an increase of 20% over the prior year. However, one bedroom listings decreased by 8% when compared to the same quarter in 2025.
Broken down by sales price, new listings in the $1 million to $1.99 million price range, 395 residential properties were listed and 254 went under agreement. That was an average increase of approximately 30% over the same period in 2025. Forty-nine percent of the new listing inventory - 838 properties - had listing prices between $200,000 and $799,999, and 654 of those properties went under agreement.
Sales Price Data
For the second quarter of 2026, the number of sales increased by 8% over 2025, with 995 residences sold. The overall median sales price of residential property was $725,000, a 1.4% increase from $715,000 in 2025. Broken down by specific category, the median sales price for a condo increased by 7% to $490,000 and the median price of a single family home was $799,000, an increase of close to 2% over the same period in 2025. However, the average sales price had a small decrease of 1.6% from $971,569 in 2025, to $956,330 this last quarter.
Looking at sales price data by square footage, the largest decrease in pricing was in the 3000-3999 range with the price per square foot dropping from $504 sq.ft in 2025 to $476 sq.ft in 2026. However, when it came to smaller residences,twice as many homes with square footage under 1999 sq. ft. sold than residences over 2000 sq. ft. The largest number of sales, 496 residences, were in the 1000-1999 sq.ft. range, which is a 6% increase compared to the second quarter of 2025. Interestingly enough, that range had the smallest increase in the costs of square footage over 2025 with an increase of $5, from $457 to $462.
Days on Market
Days on Market are often seen as the relative urgency of buyers to compete for available listings. The average Days on Market (DOM) was 43 days and the median DOM was 15, which is the same as the second quarter of 2025.
Barnstable County Sales by Region
There is good news for sellers, there was a 9% increase in sellers receiving offers over their asking price. All regions experienced an increase in the number of sales over 2025, the greatest increase was seen on the Lower Cape with 17.4%. As for the median sales prices, the Upper, Lower and Mid-Cape areas remained stable with no increase over 2025, while the Outer Cape had a 3.8% decrease from 2025 prices.
● Mid Cape – this was relatively the same as last year with 389 sales. The median price in this region was $650,000.
● Upper Cape – experienced a 15.1% increase of sales for a total of 335, and a Median home price of 710,000.
● Lower Cape – a 17.4% increase over 2025 with 182 sales. The median sales price was $855,000.
● Outer Cape - much like the Mid-Cape, it had a small increase over 2025 of 2.3% with 89 sales. The median sales price dropped to $903,000.
