According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 275 single-family homes and 72 condominiums went under contract in July—a 9.1 percent increase for single-family homes and a 13.3 percent decrease for condominiums, which will show up in closed-home sales in the coming months. Last July, there were 252 pending single-family homes and 83 pending condominiums.

Additionally, 378 homes were sold in July 2026: 302 single-family homes and 76 condominiums. The median sales price for single-family homes was $811,000, and $425,000 for condominiums. In July 2025, 318 homes (251 single-family homes and 67 condos) sold at a median price of $820,000 for single-family homes and $523,000 for condominiums. Compared to last July, there was a 20.3 percent increase in single-family closed sales, and a 13.4 percent increase in condominium closed sales.

In July, there were 1,065 single-family homes and 327 condominiums active listings for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last July, 1,114 single-family homes and 410 condos were listed for sale, a 4.40 percent decrease and a 20.24 percent decrease, respectively.

Cumulative days on the market for July for single-family homes decreased 27.08 percent compared to last July, decreasing from 48 to 35. Condominiums cumulative days on the market decreased 33.82 percent compared to last July, decreasing from 68 to 45 days.

The median sold price per square foot for July was $492 for single-family homes and $407 for condominiums. In 2025, the median sold price per square foot for July was $485 for single-family homes and $407 for condominiums.

41.13% of all transactions involved a cash buyer in July, down 9.80% from July 2025.
