According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 378 single-family homes and 89 condominiums went under contract in August—a 5.4 percent decrease for single-family homes and a 12.7 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last August, there were 294 pending single-family homes and 79 pending condominiums.
Additionally, 302 homes were sold in August 2026: 241 single-family homes and 61 condominiums. The median sales price for single-family homes was $816,900, and $485,000 for condominiums. In August 2025, 319 homes (243 single-family homes and 76 condos) sold at a median price of $779,000 for single-family homes and $540,500 for condominiums. Compared to last August, there was a 0.8 percent decrease in single-family closed sales, and a 19.7 percent decrease in condominium closed sales.
In August, there were 1,088 single-family homes and 362 condominiums active listings for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last August, 1,160 single-family homes and 390 condos were listed for sale, a 6.21 percent decrease and a 7.18 percent decrease, respectively.
Cumulative days on the market for August for single-family homes decreased 12.96 percent compared to last August, decreasing from 54 to 47. Condominiums cumulative days on the market increased 16.42 percent compared to last August, increasing from 67 to 78 days.
The median sold price per square foot for August was $501 for single-family homes and $399 for condominiums. In 2025, the median sold price per square foot for August was $471 for single-family homes and $437 for condominiums.
40.07% of all transactions involved a cash buyer in August, down 1.46% from August 2025.
