Virtually Altered Photo Policy
We recently implemented a new feature that makes agents' lives easier when adding enhanced or virtually altered photographs into the MLS.
By simply clicking on the new sunburst option, agents can watermark their enhanced or virtually altered photo(s) with a label ‘Virtually Altered’*.


In light of current business practices and growing concern for consumer transparency, the CCIMLS Board of Directors recently passed an update to the MLS Photo Policy regarding Enhanced and Virtually Altered Photographs, requiring all altered photos to include a clear stamp or watermark disclosure. This new feature ensures compliance with the policy while streamlining your workflow. The updated policy reads as follows:
Images may not be enhanced or virtually altered (digitally manipulated to add or remove physical elements) to present less than a true picture of the listed property. If a listing includes enhanced or virtually altered photographs, the following rule applies:
The altered photograph must disclose the virtual alteration in a legible and readily apparent form, by use of a stamp or watermark.
Examples of prohibited enhancements and virtual alterations include but are not limited to, the inclusion of elements not physically possible for the specified locations (e.g. a sun setting in the east) and the removal of permanent features (i.e., power lines and fire hydrants).
We’re excited to provide this tool as part of our ongoing commitment to increasing transparency for both members and consumers. You can still use your preferred stamp or watermark if you wish.
*Note: This watermark is permanent and cannot be undone once selected. Members should reupload the photograph if accidentally applied.
FAQs - Comparable Sales
Question: I have a single family home to add as a Comparable Sale, do I use the Residential Property Type?
Answer: No. When adding a Comparable Sale listing, you will select ‘Comparable Sale’ as the property type.
Question: If I were the buyer representative for the Comparable Sale listing I am entering, do I add myself as the listing agent as well?
Answer: No. You should only add yourself as the listing agent if you represented the seller. Use ‘Comparable Sale’ as the listing agent if you only represented the buyer.
Question: I have a listing that received a fully executed offer before entering it into the MLS, can I do so now?
Answer: Yes. You can enter the listing as a Comparable Sale for up to one calendar year of the closing. The following types are accepted:
Office Exclusive
Listings Sold Prior to Public Marketing
Buyer Agent Represented Property Not in CCIMLS
Question: What documentation is needed to input a Comparable Sale listing?
Answer: The Seller Consent Form is needed for all Comparable Sale listings. However, if you are adding a ‘Buyer Agent Represented Property Not in CCIMLS’ Comparable Sale listing, consent of both the listing agent and the seller is required.
Question: How many photos are required in order to input a Comparable Sale listing?
Answer: You must include a minimum of one exterior front-facing photograph for the appropriate property type, as outlined in the CCIMLS photo policy.
