February 2026 Cape Cod Market Report

According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 111 single-family homes and 40 condominiums went under contract in February—a 36.2 percent decrease for single-family homes and a 24.5 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last February, there were 139 pending single-family homes and 53 pending condominiums.

Additionally, 124 homes were sold in February 2026: 105 single-family homes and 19 condominiums. The median sales price for single-family homes was $699,000, and $470,000 for condominiums. In February 2025, 180 homes (139 single-family homes and 41 condos) sold at a median price of $715,000 for single-family homes and $425,000 for condominiums. Compared to last February, there was a 24.5 percent decrease in single-family closed sales, and a 53.7 percent increase in condominium closed sales.

There were 393 single-family homes and 152 condominiums for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last February, 498 single-family homes and 188 condos were listed for sale, a 14.3 percent decrease and a 19.1 percent decrease, respectively.

Cumulative days on the market for February for single-family homes was 67, the same as last February. Condominiums cumulative days on the market increased 133.3 percent compared to last February, increasing from 51 to 119 days.

The median sold price per square foot for February was $457 for single-family homes and $442 for condominiums. In 2025, the median sold price per square foot for February was $463 for single-family homes and $412 for condominiums.

30.65% of all transactions involved a cash buyer in February, down 15.01% from February 2025.
