According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 158 single-family homes and 42 condominiums went under contract in January—a 6 percent decrease for single-family homes and a 16 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last January, there were 168 pending single-family homes and 50 pending condominiums.
Additionally, 224 homes were sold in January 2026: 160 single-family homes and 64 condominiums. The median sales price for single-family homes was $783,500, and $494,500 for condominiums. In January 2025, 224 homes (191 single-family homes and 33 condos) sold at a median price of $745,000 for single-family homes and $480,000 for condominiums. Compared to last January, there was a 16.2 percent decrease in single-family closed sales, and a 93.9 percent increase in condominium closed sales.
There were 383 single-family homes and 154 condominiums for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last January, 488 single-family homes and 188 condos were listed for sale, a 21.5 percent decrease and an 18.1 percent decrease, respectively.
Cumulative days on the market for January increased 6 percent for single-family homes compared to last January, increasing from 67 to 71 days. Condominiums cumulative days on the market increased 55.2 percent compared to last January, increasing from 58 to 90 days.
The median sold price per square foot for January was $446 for single-family homes and $387 for condominiums. In 2025, the median sold price per square foot for January was $454 for single-family homes and $471 for condominiums.
32.89% of all transactions involved a cash buyer in January, down 2.98% from January 2025.
