July 2025 Cape Cod Market Report

According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 263 single-family homes and 91 condominiums went under contract in July—a 1.9 percent decrease for single-family homes and a 49.2 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last July, there were 268 pending single-family homes and 61 pending condominiums.

Additionally, 317 homes were sold in July 2025: 251 single-family homes and 66 condominiums. The median sales price for single-family homes was $820,000 and $521,500 for condominiums. In July 2024, 307 homes (256 single-family homes and 51 condos) sold at a median price of $789,500 for single-family homes and $575,000 for condominiums.

“Within the context of what the Cape market has looked like post-COVID - which is to say tight inventory and high prices, the market is noticeably shifting.” notes CCIAOR President Todd Machnik. “With more inventory on the market, listings are taking longer to sell and the percentage of listings selling for over asking price has dropped by 44.4% when compared to last July. Additionally, the percentage of listings with price changes is up 21.3% vs July of 2024.”

Inventory continues to rise, and new listings are coming on the market. There were 771 single-family homes and 286 condominiums for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last July, 707 single-family homes and 212 condos were listed for sale, a 9.1 percent increase and a 34.9 percent increase, respectively. This is still historically very low and less than half of what the market had for sale pre-2020.

Cumulative days on the market for July increased 42.9 percent for single-family homes compared to last July, increasing from 35 to 50 days. Condominiums cumulative days on the market increased 13.4 percent compared to last July, increasing from 38 to 43 days.

“Proper pricing should be the top priority for homeowners listing their property. Buyers are passing over or waiting out listings that they feel are overpriced and are less willing to get into a bidding war. It’s not 2202 out there any more.” shares Machnik.

The median sold price per square foot for July was $480 for single-family homes and $407 for condominiums. In 2024, the median sold price per square foot for July was $488 for single-family homes and $461 for condominiums.

45.6% of all transactions involved a cash buyer in July, up 2.88% from July of 2024.
