West Yarmouth - According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 220 single-family homes and 58 condominiums went under contract in November—a 13.4 percent increase for single-family homes and a 3.6 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last November, there were 194 pending single-family homes and 56 pending condominiums.
Additionally, 259 homes were sold in November 2025: 199 single-family homes and 60 condominiums. The median sales price for single-family homes was $785,000, and $439,500 for condominiums. In November 2024, 331 homes (263 single-family homes and 68 condos) sold at a median price of $739,000 for single-family homes and $540,000 for condominiums. Compared to last November, there was a 24.3 percent decrease in single-family closed sales, and an 11.8 percent decrease in condominium closed sales.

There were 615 single-family homes and 227 condominiums for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last November, 653 single-family homes and 195 condos were listed for sale, a 5.8 percent decrease and a 16.4 percent increase, respectively.
Cumulative days on the market for November increased 7.5 percent for single-family homes compared to last November, increasing from 40 to 43 days. Condominiums cumulative days on the market increased 11.3 percent compared to last November, increasing from 62 to 69 days.
The median sold price per square foot for November was $466 for single-family homes and $429 for condominiums. In 2024, the median sold price per square foot for November was $474 for single-family homes and $612 for condominiums.
37.69% of all transactions involved a cash buyer in November, up 1.65% from November 2024.
