According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 275 single-family homes and 58 condominiums went under contract in September—a 4.2 percent decrease for single-family homes and a 28.4 percent decrease for condominiums, which will show up in closed-home sales in the coming months. Last September, there were 287 pending single-family homes and 81 pending condominiums.
Additionally, in September 2026, 271 single-family homes and 72 condominiums sold. The median sales price for single-family homes was $899,000, and $520,000 for condominiums. In September 2025, 281 single-family homes and 85 condos sold at a median price of $785,000 for single-family homes and $499,900 for condominiums. Compared to last September, there was a 3.6 percent decrease in single-family closed sales, and a 15.3 percent decrease in condominium closed sales.
In September, there were 1,211 single-family homes and 364 condominiums active listings for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last September, 1,186 single-family homes and 408 condos were listed for sale, a 2.11 percent increase and a 10.78 percent decrease, respectively.
Cumulative days on the market for September for single-family homes decreased 11.11 percent compared to last September, decreasing from 27 to 24. Condominiums cumulative days on the market decreased 64.58 percent compared to last September, increasing from 48 to 17 days.
The median sold price per square foot for September was $517 for single-family homes and $506 for condominiums. In 2025, the median sold price per square foot for September was $493 for single-family homes and $439 for condominiums.
42.77% of all transactions involved a cash buyer in September, down 1.17% from September 2025.
