September Cape Cod Market Report

According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 294 single-family homes and 83 condominiums went under contract in September—a 0.3 percent increase for single-family homes and a 27.7 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last September, there were 293 pending single-family homes and 65 pending condominiums.
Additionally, 354 homes were sold in September 2025: 271 single-family homes and 83 condominiums. The median sales price for single-family homes was $775,000 and $500,000 for condominiums. In September 2024, 310 homes (245 single-family homes and 65 condos) sold at a median price of $810,000 for single-family homes and $520,000 for condominiums.
There were 794 single-family homes and 276 condominiums for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last September, 810 single-family homes and 223 condos were listed for sale, a 2 percent decrease and a 23.8 percent increase, respectively.
Cumulative days on the market for September increased 48.8 percent for single-family homes compared to last September, increasing from 43 to 64 days. Condominiums cumulative days on the market increased 67.9 percent compared to last September, increasing from 53 to 89 days.
The median sold price per square foot for September was $489 for single-family homes and $417 for condominiums. In 2024, the median sold price per square foot for September was $490 for single-family homes and $390 for condominiums.
43.94% of all transactions involved a cash buyer in September, down 2.36% from September of 2024.
