Q: Is it required to enter my Office Exclusive into CCIMLS?

A: Yes, within 48 hours of acquiring seller(s) signature(s) on an exclusive listing agreement. With the Office Exclusive field, by selecting ‘Yes’, your listing will only be visible to agents in your office or company and their clients.

Q: Do Office Exclusive listings count Days On Market?

A: No. Days on Market will only begin calculating if the listing is no longer an Office Exclusive and is in an on market status.

Q: What information do I have to enter to be able to submit my listing as an Office Exclusive?

A: The listing should be complete with at least the required fields filled out, at least one exterior front-facing photo, and any required documents, including the CCIMLS Office Exclusive Seller Instruction form, Home Inspection Disclosure, and Lead Paint Disclosure (if applicable).

Q: Is there required paperwork to submit when entering an Office Exclusive listing?

A: Yes. The CCIMLS Office Exclusive Seller Instruction form is required to be uploaded to the documents section of an Office Exclusive listing before it goes live in the system. Note: For all Residential and Multi-Family listings, the Home Inspection Disclosure and Lead Paint Disclosure (if the property was built prior to 1978) will also be required to be uploaded to the listing before it can go live.

Q: Can I publicly market my Office Exclusive listing?

A: Once a listing has been submitted to the MLS with 'Yes' for the 'Office Exclusive' field, marketing of the office exclusive is at the written direction of the seller.

Q: What do I do if my seller no longer wants the listing to be an Office Exclusive?

A: You will update the ‘Office Exclusive' field from ‘Yes’ to ‘No’. You should expect the listing to hit the hot sheet as a New Listing.

Q: Is there paperwork required to be submitted to change the Office Exclusive field to ‘No’?

A: No. You don’t need to submit paperwork to the MLS to update the Office Exclusive field from ‘Yes’ to ‘No’. We recommend verifying with your office manager or broker if the brokerage requires written authorization to make this change.

Q: How can I tell that I’m looking at an Office Exclusive Listing?

A: Similar to the open house and broker open house labels on the detail report of a listing, there will be an ‘Office Exclusive’ label on these listings. The history of a listing will also show if it were an Office Exclusive listing.

Q: What happens when I close my Office Exclusive listing?

A: If the listing remained with the selection of ‘Yes’ in the Office Exclusive field, once you close an Office Exclusive listing, it will automatically become viewable to all members of CCIMLS.
