2025 Year-End Market Statistics Report: A Stabilizing Market

According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 3,507 homes were sold in 2025, 2,753 single-family homes, and 754 condominiums. The median sales price was $790,000 for single-family homes and $494,500 for condominiums. In 2024, 3,564 homes (2,827 single-family homes and 737 condos) sold at a median price of $765,000 for single-family homes and $517,500 for condominiums. On average, sellers received 95.2% of the original list price in 2025.

Sales pending at the end of 2025 were 2,750 for single-family homes and 789 for condominiums – a 2.9 percent decrease for single-family and a 9.6 percent increase for condominiums, which will show up in closed home sales in the coming months. In 2024, there were 2,833 pending single-family homes and 720 pending condominiums.

Within 2025, there were 209 single-family homes and 484 condominiums for sale with a list price of less than $500,000. Within 2024, there were 317 single-family homes and 407 condominiums for sale with a list price of less than $500,000, a 34.07 percent decrease, and an 18.92 percent increase, respectively.

Cumulative days on market for 2025 increased 16 percent for single-family homes compared to 2024, increasing from 50 days to 58 days. Condominiums had a 30 percent increase in cumulative days on market compared to 2024, increasing from 40 days to 52 days. Inventory showed modest improvement, yet the market remained tight, averaging just 2.0 months of supply in 2025.
