According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 253 single-family homes and 60 condominiums went under contract in April—a 8.7 percent decrease for single-family homes and a 1.6 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last April, there were 277 pending single-family homes and 61 pending condominiums.
Additionally, 251 homes were sold in April 2025: 200 single-family homes and 51 condominiums. The median sales price for single-family homes was $797,912 and $480,000 for condominiums. In April 2024, 283 homes (224 single-family homes and 59 condos) sold at a median price of $795,000 for single-family homes and $512,500 for condominiums.
“We are seeing some changing market dynamics over the last few months, with accurate pricing becoming paramount for sellers as inventory increases heading into the summer selling season.” notes CCIAOR President Todd Machnik. “Demand is still high for Cape Cod real estate and homes that are in good condition and priced to sell are moving fast. The upshot is that increased inventory is bringing a bit of a reality check to the market, as buyers are in less of a panic mode and are being more thoughtful with their offers. With a little bit of room to ‘sleep on it,’ some buyers are asking for more time and information about the property before they make a binding decision.”
Inventory continues to rise, and new listings are coming on the market. There were 689 single-family homes and 250 condominiums for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last April, 543 single-family homes and 142 condos were listed for sale, a 26.9 percent increase and a 76.1 percent increase, respectively. This is still historically very low and less than half of what the market had for sale pre-2020.
“Our members have noted an uptick in fall-throughs in recent weeks.” remarks CCIAOR CEO Betsy Hanson. “With increased (though still scarce) inventory, transparent and accurate pricing of a home is likely to be more of a factor in offer pricing since buyers now have more listings to compare and contrast. Sustained higher interest rates and economic uncertainty are also a significant factor in this, as buyers are having to devote more resources to monthly payments, leaving less available cash for projects and some may not feel as comfortable taking on what they consider to be a ‘project property’ in this environment.”
Cumulative days on the market for April increased 28.3 percent for single-family homes compared to last April, increasing from 46 to 59 days. Condominiums cumulative days on the market increased 56.4 percent compared to last April, increasing from 55 to 86 days.
The median sold price per square foot for April was $481 for single-family homes and $444 for condominiums. In 2024, the median sold price per square foot for April was $465 for single-family homes and $464 for condominiums.
