June 2026 Cape Cod Market Report

According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 302 single-family homes and 81 condominiums went under contract in June—a 15.28 percent increase for single-family homes and a 19.12 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last June, there were 262 pending single-family homes and 68 pending condominiums.

Additionally, 416 homes were sold in June 2026: 314 single-family homes and 102 condominiums. The median sales price for single-family homes was $825,000, and $510,000 for condominiums. In June 2025, 330 homes (263 single-family homes and 67 condos) sold at a median price of $800,000 for single-family homes and $499,000 for condominiums. Compared to last June, there was a 19.4 percent increase in single-family closed sales, and a 52.2 percent increase in condominium closed sales.

In June, there were 1,118 single-family homes and 339 condominiums active listings for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County. Last June, 1,148 single-family homes and 398 condos were listed for sale, a 2.61 percent decrease and a 14.82 percent decrease, respectively.

Cumulative days on the market for June for single-family homes decreased 2.22 percent compared to last June, decreasing from 45 to 44. Condominiums cumulative days on the market decreased 51 percent compared to last June, decreasing from 100 to 49 days.

The median sold price per square foot for June was $490 for single-family homes and $461 for condominiums. In 2025, the median sold price per square foot for June was $472 for single-family homes and $464 for condominiums.

39.33% of all transactions involved a cash buyer in June, down 3.4% from June 2025.
