May 2025 Cape Cod Market Report

According to preliminary data released by the Cape Cod & Islands Association of REALTORS® (CCIAOR), 279 single-family homes and 78 condominiums went under contract in May—a 0.4 percent decrease for single-family homes and a 2.6 percent increase for condominiums, which will show up in closed-home sales in the coming months. Last May, there were 280 pending single-family homes and 76 pending condominiums.

Additionally, 323 homes were sold in May 2025: 249 single-family homes and 74 condominiums. The median sales price for single-family homes was $755,000 and $443,500 for condominiums. In May 2024, 367 homes (295 single-family homes and 72 condos) sold at a median price of $755,000 for single-family homes and $525,000 for condominiums.

“The biggest trend we’re seeing in the market over the last few months is the increase in inventory.” notes CCIAOR President Todd Machnik.

“While affordability remains a persistent challenge for many buyers in our market, your eyes are not deceiving you: You are actually seeing more for sale signs across the Cape. This is welcome news for a region that has been starved for inventory over the last five years. Homes are still selling at or close to list price, so while the increased inventory is certainly helpful to buyers, they should still be prepared to make their first offer a serious one if they want to land the property.”

Inventory continues to rise, and new listings are coming on the market. There were 790 single-family homes and 283 condominiums for sale in the Cape Cod & Islands Multiple Listing Service in Barnstable County in May, 2025. Last May, 677 single-family homes and 174 condos were listed for sale, a 16.7 percent increase and a 62.6 percent increase, respectively. This is still historically very low and less than half of what the market had for sale pre-2020.

“We are seeing a notable uptick in price changes year-over-year, with an almost 23% increase in price changes for single-family homes and a 69% increase in price changes for condos in May. With more inventory on the market and high interest rates, determining a listing price is increasingly nuanced."

Cumulative days on the market for May increased 4.4 percent for single-family homes compared to last May, increasing from 45 to 47 days. Condominiums cumulative days on the market increased 8.2 percent compared to last May, increasing from 49 to 53 days.

The median sold price per square foot for May was $475 for single-family homes and $411 for condominiums. In 2024, the median sold price per square foot for May was $463 for single-family homes and $423 for condominiums.
