An agent has a Temp Off Market listing when their seller has authorized them in writing to remove the listing from MLS marketing temporarily, while still having a valid listing agreement. A cancelled listing is typically one where a seller has authorized in writing a termination of the listing agreement. Updating a listing to the Cancelled status must be done by the Participant, or full rights office manager, or admin.
Maybe. Listings in the Temp Off Market status have a valid listing agreement; however, if the Expiration Date is before the date you plan on putting it back on the market, it will Expire.
When updating your listing status to Temp off Market, the Days on Market (DOM) and Cumulative Days on Market (CDOM) will stop calculating. Come spring, when you put that listing back on the market, the calculation of DOM and CDOM will begin where they left off.
Every new listing will have 0 Days on Market (DOM) on the list date. The Cumulative Days on Market (CDOM) depends on the previous listing. If the previous listing has been off market for more than 90 days, then the CDOM on the list date will be 0. If the previous listing has been on the market within the last 90 days, then the CDOM will continue on your new listing.
Note: You can partially copy a previous listing of yours, so you don’t have to start the listing from scratch. To do this, you would go to the Menu in Flexmls, then Copy, and enter the MLS number of your previous listing.
Yes. You may enter into a written agreement with a seller and choose to delay marketing the listing. However, delayed listings may not be publicly marketed or shown. If any public marketing or showings occur, the listing must be entered in the MLS as Coming Soon or Active within one business day.
The process for notifying the MLS about your delayed listing is as follows:
Email mlssupport@cciaor.com with the address and reason for the delay within forty-eight (48) hours of acquiring all necessary signatures on the listing agreement. or
Start an incomplete listing within forty-eight (48) hours of acquiring all necessary signatures on the listing agreement.
